I know where that is. That might not be business they would want since the locals stay over on the NH Route, but that will changer when the Green Line crap starts. I'll do some digging.

That's an awfully small business to be a customer. On th' Google I count all of 26 trailers in their full parking lot, and some of them look like they're in derelict shape used as makeshift storage sheds.

Could just be utility brush-cutting since the electrical poles switch over to the south-facing side of the ROW in the middle of the New Crossing Rd.-Ash St. block right in front of that warehouse. The overgrowth was starting to reach up near the top of some of the poles near the Ash St. crossing, which is probably enough to trigger an NStar crew to get out there before winter gets underway in earnest.

If you look on Google Street view at about 236 Ash St. that is the location of the Reading Municipal Light Department and there are Asplundh Tree Company trucks in their yard, although that may not be related to the work going on.

What kind of steel is it? Structural? Plate? Do they deliver or only pickup finished products?
Scrap metal for recycling. See map below.

Am I blind and just completely missing a spur going in there?
You can see it very well here... Short spur!

Looks like another spur across the tracks with a hopper on it

That's been there for years, there are trees growing between the ties (plus they can't get it out now anyway, since they shoved all those old cars down the Madison branch). The gondola is still in original MEC paint.
