There is a large lumber yard with sidings in Newark sandwiched between Frelinghuysen Ave and the NEC line just north of the Lehigh line connection. What business owns that yard? None of the street fronting businesses around it seem to have any signs indicating they are in that business.

It seems to be called Poinier Street Limited:
116 Poinier St, Newark, NJ 07114 ; (973) 242-7994

Information seems sparse, but I did only a superficial search.

They did get a mention in the Hillside/Irvington Branch thread on this forum

Yes that is Pioneer Lumber Co. and they are on Frelinghuysen Ave near Pioneer St in Newark. They are a high volume shipper/receiver of wood products. They are served by the OI-10 local out of Oak Island Yard in Newark. There are also several other industries in the area served by the OI-10.

I agree that this company is a large dealer in lumber and wood products, but where are you getting the name 'Pioneer' from?
There is no Pioneer St in Newark; there however is a Poinier Street along that location, and there Is a Poinier St. Ltd company listed at that site, categorized as "Lumber, Plywood, Millwork, and Wood Panel Merchant Wholesalers"
Is there a dba (Doing Business As) alias of Pioneer Lumber Co listed anywhere?

You are correct, it's actually Poinier St. The name of the company is Poinier Lumber & Building Supply. The OI-10 also serves AMG Resources on Frelinghuysen Ave near E.Peddie St in Newark. Also a few industries in Irvington and Hillside. The OI-10 is based at Parkview Yard on Frelinghuysen Ave & Concord St in Newark.

The AB facility gets inbound raw material (I guess grain) by rail. But AB no longer ships outbound by rail. The facility in Newark had around 5 spurs into the place but they were disconnected and paved over in the late 1980s. Now the rail bays are trucking bays. With more localized distribution the beer companies now ship outbound by truck. AB owned it's own shortline RR in St Louis at the main plant "The Manurfacturer's Railroad" but since InBev bought AB a few years ago they shut down rail operations and now only use trucks. The vast network at the St Louis plant now lays dormant, except for bulk inbound raw material.

Coors in Colorado still ships outbound by rail. They have 2 coors boxcar trains per day that leave the facility.
