Also, don't underestimate the power of the Long Island NIMBYs, who whine incessantly and wet their pants about a new pizza place (it might bright customers to a shopping center), a gas station replacing...a gas station (vehicles might use it - just go with it), a Sonic in a underutilized large strip mall (the NIMBY complaints against this reasonable idea were so convoluted - beyond the default "It will increase traffic - that they defy analysis to this day), and so on. Oddly, they don't seem to complain about rather stupid ideas (lets open another Walgreens in a area with a CVS and Daune Reade already? Sure!)
There is a reason one poster (from Long Island IIRC) on this board called himself Nimby_Killer...
